Peachtree Corners is buzzing with excitement as a longtime office site at 3585 Engineering Drive has officially been sold to Forestar, one of the largest residential developers in the country. This 9.3-acre property, previously home to a massive 102,000-square-foot office building, is gearing up for some major changes that will alter the landscape of the area. The plan? To make way for 75 upscale townhomes that we can expect to see hitting the market by **spring 2026**.
Forestar has exciting plans for this land acquisition. They’re not just tearing down the old office building; they’re paving the way for a vibrant new community where modern living meets convenience. What’s more, Forestar plans to sell the homesites to D.R. Horton, the largest homebuilder in America for over two decades, making this partnership a perfect match.
Jessica Loya, who heads up Investments and Development for Forestar’s Atlanta Central Division, expressed her enthusiasm about the development. “As one of the largest single-family residential community developers in the country, Forestar has successfully completed numerous infill projects nationwide,” she mentioned. “Additionally, D.R. Horton’s three-story product with front and rear entry options will attract homebuyers searching for a low maintenance lifestyle in Peachtree Corners.”
The transformation of this site is not just about building homes; it’s a step towards creating a work-live-play environment in Peachtree Corners. The area has been evolving steadily, and now with this new residential community, it’s set to become even more appealing. The location is nestled within a vibrant area with easy access to various commercial hubs, which will make it convenient for future residents.
Stream Realty Partners played a big role in this transaction. Owner of the site, a private investment group, was represented by Bryan Heller, Managing Director at Stream. Heller shared his thoughts on the sale, expressing satisfaction with the result: “We were pleased to represent the seller in this land sale, one of the few successful entitlement modifications from office to residential in the Atlanta market.”
The excitement doesn’t end there! Heller and associate Brady Emich are also marketing a 3.5-acre site next door at the intersection of Peachtree Parkway and Engineering Drive. This prime location has tons of potential for retail, restaurant, and entertainment development, further adding to the community vibe that Peachtree Corners is fostering.
In restaurants and retail, that means growth, new job opportunities, and more places for residents to enjoy. Peachtree Corners is truly becoming a hub for innovation and lifestyle enhancements. It’s much more than a location; it’s becoming a vibrant community.
As we all witness these exciting changes unfold in Peachtree Corners, it’s also a reminder of how vibrant communities continue to thrive and adapt in ever-evolving landscapes. If you have thoughts or news about businesses coming or going in your neighborhood, feel free to reach out. After all, these transformations affect all of us, and staying informed helps us unite as a community!
