In South Fulton, developer KMT Partners, helmed by Greg Boler, is making waves with plans for a massive 1.9 million square foot warehouse complex on a sprawling 191 acres along Georgia Highway 92. This planned development is conveniently located just off Interstate 85, making it an ideal spot for logistics and distribution. Boler formed KMT earlier this summer after gaining invaluable experience with various investment and real estate firms.

Speaking about the motivation behind starting his own company, Boler noted, “I just want to be able to go after opportunities with less restrictions and more around what I can support.” The project is set to include parking for up to 950 vehicles and is targeted for completion in January 2029. While details from Boler are currently sparse, the potential impact on the local economy could be significant, creating jobs and invigorating the area.

Luxe High-Rise Condominiums in Buckhead

Meanwhile, in the upscale Buckhead neighborhood, Florida-based Kolter Urban is planning a remarkable 19-story, 200-unit condominium right next to the St. Regis Atlanta hotel. Currently, the site at 102 West Paces Ferry Road is home to a small retail strip center, but soon it will offer luxury living in the heart of one of Atlanta’s most desirable areas.

This is Kolter’s third condo project in the Metro Atlanta region, with its recent endeavor, The Dillon on Peachtree Road, nearing completion and nearly sold out. The addition of these condominiums is likely to attract new residents and bolster Buckhead’s reputation as a vibrant place to live.

Renovation and Expansion at Cobb Galleria Centre

Just a stone’s throw away, the Cobb-Marietta Coliseum & Exhibit Hall Authority is moving forward with exciting renovations to the 320,000 square foot Cobb Galleria Centre. Plans are in the works for a stunning two-story entryway, a junior ballroom, outdoor courtyards, gardens, and an additional 13,000 square feet of meeting space. This renovation seeks to modernize the convention venue and enhance its appeal to both local and out-of-town visitors.

The authority has enlisted Holder Construction Co. for this project and tapped Rule Joy Trammell + Rubio as the architect. As Atlanta continues to grow, enhancing the Galleria Centre is a great way to accommodate the increasing demand for event spaces.

New Leases and Expansions

In other news, a new pickleball franchise called Dill Dinkers has signed a lease for 36,000 square feet in Atlanta’s West End at 1200 White St. This venue will mark its debut in the metro area. The location is being transformed into a mixed-use facility and is part of the greater trend of increasing interest in pickleball.

Additionally, South College has secured a 39,000 square foot lease at Parkway One, set to open its doors in the second quarter of 2025. These developments highlight a growing educational presence in the region, catering to the needs of our bustling community.

On the sales front, Hendon Properties has acquired East Cobb Station, a shopping center, for $23.4 million. This retail hub features well-known tenants like Goodwill and Planet Fitness and underscores continued investment in vibrant shopping districts.
