It was on January 18 that a big meeting happened between Candice Saunders, the president and CEO of Wellstar Health System, and the folks over at Integral Group, a well-regarded urban development firm. What’s the buzz? Wellstar wants to redevelop a 22-acre site that was once home to the Atlanta Medical Center, a level 1 trauma hospital that had to close suddenly last November.
Eric Pinckney, Integral’s senior vice president in charge of program management, described the meeting as “literally out of the blue.” Wellstar approached Integral to see if they would want to get involved in this important development project, and they were, of course, thrilled to jump on board. As Egbert Perry, Integral’s founder and chairman, put it, *“Their primary goal was to ensure that the future for this site was good for the neighborhood and good for Atlanta.”* They want to work closely with the community, the mayor, and the City Council, emphasizing their commitment to “honoring every voice.”
According to the land-use plan created in collaboration with community members, the site will transition to a mixed-use, mixed-income development. This means we can expect apartments for both rent and sale, cozy neighborhood shops, and lush public green spaces. Perry, who has roots in the area going back decades, shared how thrilled he is to get to be a part of the revitalization journey. “We see this as an important part of reknitting a part of the city,” he explained.
This revitalization is more than just simple construction; it’s about healing the fractures within the city that urban renewal caused many years ago. Atlanta has experienced changes, but with Perry and Pinckney’s vision, they hope to create a more connected downtown area. Pinckney went on to say that it can catalyze transformations: “I consider downtown Atlanta the heart of the city… If you don’t have a healthy downtown, your heart is not doing well, and you need to fix it.”
The redevelopment isn’t just about housing; it’s about enriching the community. Imagine new restaurants, shops, and even a pharmacy filling the area! As Pinckney pointed out, the new residents will need amenities to support their day-to-day lives. The closed CVS has become a real inconvenience, and Integral hopes to bring back those essential services.
When Wellstar announced the hospital’s closure, the community reacted strongly. Pinckney noted that Wellstar received some backlash, explaining, “I believe that Wellstar got a bad rap.” The healthcare system had seen a significant loss of revenue and had been warning that they couldn’t maintain operations forever. Despite the shock from locals when the hospital closed, Wellstar has prioritized open communication with the neighborhoods and the city, actively inviting community leaders to discuss the site.
Demolition will be a necessary first step, with the initial teardown scheduled for early 2025. But that’s just the defensive move aimed at preventing further damage. With the community’s best interests at heart, the developers plan to turn the area into a “live, work, play” community, catering to everyone from teachers to nurses. The hope is to create an environment where people of different income levels can thrive close to their workplaces.
As the project unfolds, the specifics like costs, the number of residential units, pricing, and timelines will become clearer. However, Perry’s vision is a long-term one, focusing on a cohesive environment where over time, visitors won’t even realize they are stepping through different developments, but rather enjoying a seamless neighborhood.
