Hey there, Atlanta! We’ve got some fascinating news to share about exciting developments happening in and around our vibrant city. There’s a lot going on, from new affordable housing to impressive mixed-use projects that are set to transform our neighborhoods!
First up is a fantastic initiative dedicated to providing affordable housing. Atlanta is moving ahead with plans to build the Trinity Central Flats, which will boast 219 units entirely set aside for affordability! This towering structure is both ambitious and essential, as it will rise 10 stories high on city-owned land at Trinity Avenue, conveniently located across from City Hall. It’s not just about living spaces either—this role model project will include 6,700 square feet of retail space, allowing residents and visitors to enjoy some shopping right at their doorstep.
This is all possible because Atlanta has forged a long-term partnership with Radiant Development Partners and Capitol Hill Neighborhood Development Corp.. And let’s not forget the financial support from InvestAtlanta, who approved tax allocation financing for this project last year. It’s thrilling to see such commitment to giving families a place they can truly call home!
Keeping the momentum going, let’s take a quick scroll down to Fayetteville, located about 25 miles south of Downtown Atlanta. The city has brought in the architectural talent of Nelson Worldwide to design a brand-new mixed-use city center. Envision this—a 38.5-acre parcel of land destined to become a bustling hub right off Grady Avenue. Here, you’ll find plans for a 12,000 square-foot grocery store, an additional 34,000 square feet of retail space, a lovely 120-room hotel, 14,000 square feet of loft office space, and a whopping 700 apartment units in the works!
This project aims to connect the freshly completed City Center Park, which is a delightful addition to the community. All these developments are anticipated to wrap up by 2030, so we have plenty to look forward to in this area!
Shifting gears to some notable sales, Dermody Properties has acquired a sprawling 61,000 square-foot warehouse at 3851 Lakefield Drive in Forsyth County, along with an extra 10 acres of land from Florida Food Products. The entire deal was valued at about $8 million. Excitingly, Dermody has plans to construct an additional 93,000 square-foot warehouse on this new land, which will be named LogistiCenter at South Forsyth.
Meanwhile, in Snellville, The Sterling Organization has successfully purchased the Presidential Commons, a shopping center that is home to familiar names like Kroger, Petco, and Burlington. This center is an impressive 264,000 square feet and is reportedly 89% leased, estimating its worth at around $30 million.
We also hear that Mimaki USA has taken a leap by leasing 107,000 square feet at the Thurmon Tanner Logistics center. This will serve as their U.S. headquarters, featuring office space along with a showroom. It’s a huge opportunity for expanding their operations in the area!
Finally, there’s more buzz in Buckhead, where Exotec has subleased a charming 37,000 square feet space from marketing firm FullStory. This property was previously a Kroger and promises to be the chic North American headquarters for Exotec.
With all these fantastic projects, Atlanta and its surrounding areas are positioning themselves for a bright future. New housing options, commercial spaces, and vibrant community centers are just a few of the exciting changes underway. It’s an exhilarating time to be part of our city’s ongoing growth!
