Doraville, Georgia, is undergoing a significant transformation with the redevelopment of the former K-Mart site into Lotus Grove. This ambitious project will feature 780 modern apartments, a hotel, shops, and green spaces, creating a vibrant urban lifestyle destination. The designs incorporate community feedback, aiming to provide recreational areas and a civic center. With construction set to begin soon, this initiative marks a pivotal moment for Doraville, promising to reshape its skyline and enhance the local community by 2028.
In the heart of Doraville, Georgia, a dramatic transformation is underway on the former site of a K-Mart that closed its doors in 2010. After years of abandonment and subsequent demolition, Insignia LLC has embarked on an ambitious redevelopment project named Lotus Grove that promises to breathe new life into this 13-acre property.
The site, strategically located off Buford Highway near I-285, is set to evolve into a bustling urban lifestyle destination featuring an impressive assortment of amenities. The Lotus Grove project will include 780 modern apartments, catering to diverse living preferences in the growing community. In addition, a 168-room hotel is planned to attract visitors looking for accommodations in the vibrant area.
Restaurants, shops, and office spaces are also on the agenda, aiming to create a cosmopolitan vibe that reflects the multicultural essence of Doraville. One highlight of the development will be a 12-story apartment building, poised to become the tallest structure in the city, reshaping the local skyline. Overall, the redevelopment is projected to encompass nearly 1 million square feet of new construction.
The designs for Lotus Grove were informed by community input, with many residents expressing a strong desire for green spaces and a public park within the development. These elements will help foster a sense of community and offer recreational options for residents. Plans also include the construction of a civic center, further enhancing the area’s appeal.
Construction on this transformative project is set to begin by late summer, with completion targeted for 2028. This timeline signifies an exciting future for the region, as Doraville prepares to welcome an influx of residents and visitors drawn by the new offerings.
Adding to the momentum in Doraville, another multifamily project is being spearheaded by Resia, a Miami-based development firm formerly known as AHS Residential. Resia’s contribution to the Lotus Grove initiative will feature a stunning 12-story building containing 456 residential units. This collaboration illustrates a growing investment in affordable housing options and modern living arrangements in the area.
Recent developments also include the Veranda at Assembly, a 100-unit affordable senior living community near Interstate 285 and Peachtree Boulevard. This project aims to provide contemporary living for seniors and reflects a broader commitment to meeting diverse housing needs within Doraville.
Additionally, Vista Realty Partners recently sold two affordable multifamily communities in the metro Atlanta area for a staggering $70 million to Fairfield Residential. The properties, which total 604 units, include Longwood Vista in Doraville with 280 fully affordable units, and Lakeside Vista in Kennesaw, featuring 262 affordable units out of 324. Both communities were developed under Section 42 Low-Income Housing Tax Credit provisions, ensuring continued access to affordable housing in the region.
As the Lotus Grove project begins to take shape, the transformation of this former K-Mart site into a thriving urban neighborhood signifies a bright future for Doraville. The melding of modern residential units, commercial spaces, and cherished community amenities is set to redefine the landscape, offering both residents and visitors an enriching experience in this multicultural enclave. With construction around the corner and additional developments reinforcing the area’s potential, Doraville stands poised for a renaissance that promises to elevate its status within the metro Atlanta area.
