Avondale Estates Prepares for Exciting New Development

Big changes are on the horizon for Avondale Estates! The vacant lot at 136 Laredo Drive, which has sat unused for nearly a decade, is finally getting a much-needed facelift. The team at Avila Real Estate has taken the initiative to demolish the 13 acres of concrete that currently occupy the site, all in preparation for a brand-new mixed-use development. After acquiring the property back in 2014, they’re now ready to transform it and bring some fresh life to our wonderful city.

What’s Happening with the Demolition?

According to Jetha Wagner, the vice president of Avila Real Estate, the demolition process should be wrapped up within the next couple of months. They officially received their land disturbance permit on March 20, which allowed them to kick things off. City Planner Lori Leland mentioned that the plan includes not just removing existing structures and pavement, but also grading the site and implementing necessary erosion and sediment control measures.

What can we expect from this new development? The concept drawings released on Avila’s website are already sparking interest. The site is set to feature a mix of multifamily rental units and for-sale townhomes. Additionally, it will include various other uses that align with the needs of the community. Specifically, the proposal envisions a new neighborhood, dubbed The Mill District, which will offer residential living alongside retail and office spaces.

For those who love exploring the outdoors, this development has a unique twist. 278 Oak, which is connected to The PATH—an expansive network of trails in the metro Atlanta area—will provide easy access for walkers, runners, skaters, and cyclists alike. That means your scenic morning jog or leisurely bike ride could also take you right to the heart of Avondale Estates!

The Proposed Layout

So, how many residential units are we talking about? The conceptual site plan outlines an impressive 602 residential units spread across eight buildings. Here’s a quick breakdown:

  • Building A.1: Eight residential units with retail on the first floor.
  • Building A.2: 13 townhomes.
  • Building B: Approximately 260 units over four or five floors, with some units wrapping around a parking deck.
  • Building C.1: About 125 units over five floors.
  • Building C.2: Five live-work units.
  • Building D: Around 180 units over four floors, with some also wrapping around parking decks.
  • Building E: 16 townhomes.

A revamped street grid will also be part of the plan. Roads such as Oak, Lake, and Center Streets could be extended, as will Parry Street, allowing for easier navigation in the new neighborhood. A new entrance off Laredo Drive is set to connect with the internal street system, ensuring smooth traffic flow.

With on-street parking, stormwater management systems, and even dedicated green spaces planned, the development promises to enhance the overall aesthetics of the area.
