Big news is brewing in Midtown as the legendary restaurant The Varsity, known for its mouthwatering chili dogs and that catchy phrase, “What’ll ya have?”, is planning to sell a surface parking lot right next to its iconic eatery. The Varsity Realty Corp. has filed an application to develop its prime spot at 680 Spring St. into a shiny tower packed with 560 student housing units along with some new retail and commercial spaces on the ground floor. Sounds exciting, doesn’t it?

What’s on the Horizon?

The proposal includes an impressive new parking deck that will wrap around three sides of the tower. While the application hasn’t officially named the developer just yet, it’s been reported that Landmark Properties, based out of Athens, is keen on this opportunity. Once the sale is finalized, Landmark will take the reins on this project, stepping in with some flashy plans for the area.

John Browne, the Chief Operating Officer, stated, “The Varsity has served our loyal customers on North Avenue since 1928, and we look forward to continuing to serve them for many years to come.” So rest assured, your chili dogs are safe for now!

Planning for the Future

Back in January, the Gordy family stirred some curiosity when they consolidated their various properties surrounding The Varsity from 11 separate parcels down to just two. Browne explained that this move was primarily to streamline the number of tax bills. However, this property cleaning also hinted at their interest in entering the exciting world of development amidst the ongoing construction boom in Midtown.

According to experts, this redevelopment is timely, especially considering the rapid expansion of Tech Square at Georgia Tech and the new office spaces creating a buzz across the skyline, with companies like Google, NCR, and Anthem planting roots in the area.

As for Landmark Properties, this new project will be their fourth undertaking in the bustling Midtown and Downtown Atlanta areas. With a growing local portfolio that encompasses a whopping 4,000 beds, Landmark is making a significant mark on student housing in Atlanta.
