High Street Residential, a subsidiary of Trammell Crow Company, announced big news in Atlanta’s property landscape after closing the deal to a 4-acre parcel for a transit-oriented development within walking distance of two MARTA rail stations. This announcement heralds the arrival of over 300 apartments near MARTA hubs within the Central Perimeter.
Designated as the Residences at Perimeter Summit, the 350-unit Brookhaven project is set to transform the landscape at 5005 Perimeter Summit Boulevard. Strategically located just south of Perimeter Mall within the Interstate 285 loop, the property offers convenient access to the city’s key hubs. The MARTA’s Medical Center station is a mile away while the Dunwoody station sits at a walkable 1.2-mile distance.
Classified as luxury apartments, these residences will form part of the larger Perimeter Summit district. Spear Street Capital acquired this 1.7-million-square-foot campus last year, which currently houses buildings standing 21, 18, and 16 stories tall.
Cooper Carry architecture firm has designed these transit-oriented residences, with floor plans ranging from studio to two-bedroom apartments, averaging around 900 square feet. The Residences at Perimeter Summit will rise to a maximum height of seven stories with five residential floors gracing two parking levels. The plans also incorporate a 475-space garage.
The properties will feature an array of amenities including a resort-style pool, a dog park, a clubroom, a fitness center, and a resident lounge elevated to offer magnificent views of the Perimeter skyline. High Street officials envision delivering an exceptional living experience to the residents of the City of Brookhaven. With apartment leasing set to begin in Fall 2026, the developers plan to start construction by the end of this year.
In addition to the apartments, the greater Perimeter Summit area includes office and retail space across four buildings, a condo building, and a 182-room hotel. This vibrant community validates Atlanta’s strong multifamily fundamentals, with High Street’s Scott Kirchhoff expressing excitement over delivering a top-tier rental experience in this development.
Apart from this, High Street Residential is advancing the multifamily aspect of the Science Square project belonging to Georgia Tech at Westside. Called The Grace Residences, this project signifies another feather in the cap for the developer.
Over in Central Perimeter, GID Development Group also recently announced that the first tenants have moved into its first two apartment buildings, part of its expansive High Street venture, which adds 598 apartments within walking distance of the MARTA’s Dunwoody station.
With these projects in progress, the transit-oriented developments in Atlanta’s Central Perimeter are truly picking up steam, promising new landmarks, convenient access to crucial city hubs, and bolstering Atlanta’s vibrant rental market.
