Exciting Changes in Atlanta’s Midtown: HNTB Corp. Moves to New Digs

Atlanta, the bustling heart of Georgia, is currently buzzing with exciting news as HNTB Corp., a well-known engineering consultant, makes a big move within the city. This Kansas City-based firm, recognized for its impressive work in designing transportation infrastructure, is relocating its Atlanta hub from the Downtown area to the top three floors of a recently vacant office building in Midtown. This big transition marks one of the largest office leases in Midtown this year!

The Details of the Move

The firm has confirmed they will take residence in the 14th + Spring office building, which boasts twelve stories. Interestingly enough, this building had been sitting without a tenant since it completed construction back in 2022. This new lease is reflective of a broader trend in the commercial real estate market, particularly in office leasing, which has seen a significant uptick. According to statistics from a notable commercial real estate services firm, a whopping 2.2 million square feet of office space were leased in the third quarter alone—a remarkable 30% increase compared to the same time last year!

HNTB plans to move into their new Midtown space by spring 2025. Until then, they will be wrapping up their operations at the 191 Peachtree tower in Downtown Atlanta, where they currently occupy around 35,000 square feet. Enthusiastically, the company shared that they could spend about $11 million on building out their new office, although the exact square footage of their Midtown lease remains unclear—building permits suggest nearly 70,000 square feet, however, it’s often the case that this figure can be more substantial.

Growth and Future Plans

In a statement, HNTB emphasized that this move is all about accommodating their growing workforce and providing room for future expansion. “The demands on our industry have never been greater in the Southeast and across the United States,” they expressed. With the company currently listing over 20 open jobs in Atlanta, including roles for project managers, engineers, and sales directors, it’s clear that HNTB is on an exciting trajectory!

About the New Office

The 14th + Spring building was developed by Greenstone Properties and an affiliate of Goldman Sachs’ Merchant Banking Division, starting its construction in 2020. The project received valuable support in the form of tax abatements from the Development Authority of Fulton County, which aided its development. Recently, Shorenstein Investment Advisers acquired the property without any financing, a decision they refer to as being made on an “attractive basis.” They have also announced plans to invest approximately $14.8 million by 2026 to enhance tenant improvements, which includes upgrades to the lobby and the exterior, in addition to expanding building amenities.

Their new location will not just foster teamwork; it will also feature fitness centers, cafes, and outdoor spaces for employees to enjoy. They recognize their new office’s location as being vibrant, boasting quick access to MARTA and a variety of nearby retail and dining options. “We are pleased to provide a dynamic work environment for our current and future employees to enable them to grow and develop in their careers,” they noted.

A Legacy in Atlanta

HNTB isn’t new to Atlanta; they opened their office here back in 1968! Over the years, they have played a pivotal role as a consultant for MARTA, contributing significantly to projects such as the substantial $2.7 billion More MARTA program.

As this vibrant community continues to evolve, all eyes will be on HNTB Corp’s transition to their new Midtown home. It’s an exciting step not just for the company but for the dynamic atmosphere of Atlanta’s real estate and workforce landscape!
