First Look: Ambitious Mixed-Use Tower Project Advances Near BeltLine, Strip Club in Atlanta’s Blandtown Neighborhood

Land Deal Closed for 200-unit Residential Venture in Blandtown

Plans for an ambitious mixed-use tower project have taken another step forward in Atlanta’s Blandtown neighborhood, near the BeltLine and close to a local entertainment venue. The local development firm, Five Points Development, has reportedly closed the land deal required to initiate the project known as 1283 West.

Plans for 1283 West

The proposed plans for 1283 West indicate a 16-story tower comprising 200 residential units and 7,000 square feet of commercial space. This project would rise from the currently vacant plot at 1283 Marietta Boulevard, approximately two miles west of Atlantic Station. The site in question is bordered by Marietta Boulevard to the West, Elaine Avenue to the North, a small office complex to the East, and Vivide strip club to the South.

About 25 percent of the proposed apartments would be reserved for residents with earnings of 80 percent or less of the area’s median income. Plans also include leasing out 3,000 square feet of the available retail and restaurant space to underserved tenants.

More About Five Points Development

Five Points Development, co-developer on the 1283 West project, has an impressive portfolio of previous projects. Some of those works include the Legacy at Vine City and two housing ventures under construction near Greenbriar Mall. The company has announced that the land deal for 1283 West closed with Capital Impact Partners and that the design process is ongoing. The firm indicated that plans would be ready for potential construction loan closure in the fourth quarter of 2024.

Previous Project Proposals

Three years ago, another project was pitched for the same site. Known as the RYM BeltLine, it had proposed 200 units of co-living spaces specifically tuned for students and recent grads.

The Role of the BeltLine

If 1283 West sees completion as planned, it would benefit greatly from unparalleled proximity to the BeltLine. The northernmost section of the BeltLine’s Westside Trail opened less than a block south of the proposed construction site in 2022. BeltLine officials are currently seeking contractors for the first segment of the Northwest Trail, which would pass directly in front of the 1283 West apartments. Companies interested in the project have a deadline of April 11 to submit their bids.

BeltLine leaders have indicated the Northwest Trail’s .7-mile segment will take about 18 months to complete. This route will essentially serve as a vital connector within the five Northwest Trail sections to link West Midtown and Buckhead.
