Exciting News for Affordable Housing in Atlanta
ATLANTA — Huge smiles and a sense of community marked a special ceremony on Tuesday as the city celebrated the official opening of the Hamilton Hills apartment complex. Nestled in southwest Atlanta, this vibrant new development features 52 affordable units, which have already found eager residents since they started leasing in mid-August. That’s right—every single unit is currently occupied!
A Vision for Growth
But the good news doesn’t stop there! Gorman and Company, the brains behind this wonderful project, isn’t stopping with just 52 units. They have exciting plans to expand the Hamilton Hills complex in 2025, adding an additional 35 units. With those 35 new apartments, the total number of units will be just shy of 100, marking a significant step in the city’s efforts to provide affordable housing.
Mayor Andre Dickens expressed his enthusiasm at the ribbon-cutting event, stating, “This is the scale that I like too. This will be just shy of 100 units with these 52 and the other almost 40 that are going on the back half of this. This is the appropriate style, size, and it is serving our working individuals.”
Building Towards a Brighter Future
Back in March 2023, we witnessed the groundbreaking ceremony for Hamilton Hills, where Mayor Dickens emphasized how vital even smaller affordable housing projects are to the city. “We don’t just take large-scale developments,” he remarked. “Even these small ones—52, 60 units, 100 units—they add up because each one represents a family that’s going to be able to afford to live in the city of Atlanta.”
Fast forward to the ribbon-cutting, and Dickens highlighted the city’s progress toward an ambitious goal he set in 2022—to create and preserve 20,000 affordable housing units across Atlanta by 2030. So far, they’ve already delivered 6,000 affordable units, and more than 4,000 additional units are funded or in construction. “We are moving fast all across the city, everywhere,” he assured. “Whether on the Westside, Eastside, Northside, Southside. We want housing to be affordable in all of the districts.”
Affordable Living in the Heart of the City
For renters at Hamilton Hills, there are some important details to know. Eligible residents can earn up to 60 percent of the area’s median income. According to the 2023 data from the U.S. Department of Housing and Urban Development, this median income for a single renter in Atlanta is $42,900. The rent at Hamilton Hills is competitively priced, with one-bedroom units going for $904, two-bedroom units at $1,085, and three-bedroom units offered at $1,253.
A Convenient Location
Beyond affordability, Hamilton Hills is strategically located to connect residents to the wider community. Situated directly across from the Hamilton E. Holmes MARTA Station and conveniently near interstates 285 and 20, transportation options are abundant. Mayor Dickens mentioned, “The individuals that will live in this community can get to where they’re going each day. Whether that is work, school, play, or medical facilities.”
